What You'll Do/Need

This is a full time hourly non-exempt position that generally works forty hours per week. The employee is on-call for snow removal and emergencies and may be required to come in early, stay late, and work the weekend.  Regular work hours are 8:00 A.M. to 5:00 P.M. with a one-hour meal break. Actual shift will vary based on building assignment.

 

Essential Functions

  • Clean all lobby and common areas.
  • Clean and stock restrooms as needed.
  • Performs exterior grounds upkeep, sidewalk cleaning/sweeping, window washing, etc.
  • Sweep entranceways and empty ash/trash receptacles.
  • Pick up trash on exterior grounds on daily basis.
  • Plunge and clean toilets as necessary.
  • Inspect and maintain cleanliness and appearances of all maintenance, utility and storage rooms.
  • Inspect and maintain cleanliness and appearances of all vacant spaces.
  • Mail runs and building-to-building errands
  • Respond quickly to emergency situations
  • Perform all assigned work so as to ensure the safety of the building’s tenants and the continuous operation of the site(s).
  • Prioritize service calls and follow-up upon completion.
  • Order supplies as required, and maintain stock and inventory control.
  • Be familiar with and conform to all operating procedures associated with site(s).
  • Performs manual snow removal and salting in all weather conditions, if necessary.
  • Performs other duties as assigned.

Job Qualifications

  • Effective communication skills.
  • Ability to work under minimal supervision.
  • Ability to prioritize emergency calls.
  • Must have high school diploma or the equivalency of the same.
  • Janitorial experience helpful.

Physical Requirements

  • Balancing: Maintaining body equilibrium to prevent falling when walking, standing or crouching on narrow, slippery or erratically moving surfaces. Mobility and flexibility and ability to climb ladders. 
  • Stooping: Bending body downward and forward by bending spine at the waist.
  • Kneeling: Bending legs at knee to come to a rest on knee or knees.
  • Crouching: Bending the body downward and forward by bending leg and spine.
  • Crawling: Moving about on hands and knees or hands and feet.
  • Reaching: Extending hand(s) and arm(s) in any direction.
  • Standing: Remaining upright on the feet, particularly for sustained periods of time.
  • Walking: Moving about on foot to accomplish tasks, and/or to move from one work site to another.
  • Pushing: Using upper extremities to press against something with steady force in order to thrust forward, downward or outward.
  • Pulling: Using upper extremities to exert force in order to draw, drag, haul or tug objects in a sustained motion.
  • Lifting: Raising objects from a lower to a higher position or moving objects horizontally from position to-position.
  • Grasping: Applying pressure to an object with the fingers and palm.
  • Heavy work: Exerting up to 100 pounds of force occasionally, and/or up to 50 pounds of force frequently, and/or up to 20 pounds of force constantly to move objects.
  • Must be able to read and write in English.
  • Must be able to engage in manual and mechanical snow removal.
  • Vision: Visual acuity adequate to read small print and to drive a motor vehicle is required. 
  • Hearing: The ability to listen to and understand information and ideas presented in English in person and on the phone is required.
  • Speaking: The ability to talk to others in English in person and on the phone and effectively convey information is required.

Environment

  • This position works inside and outside. The inside is heated in the winter and air-conditioned in the summer. The employee may be exposed to outside elements present at the time work is being performed including, but not limited to, exposure to heat, extreme cold, rain, snowfall, wind and humidity.
  • The worker is subject to inside environmental conditions:  Protection from weather conditions but not necessarily from temperature changes.
  • The worker is subject to outside environmental conditions: No effective protection from weather.
  • The worker is subject to noise: There is sufficient noise to cause the worker to shout in order to be heard above the ambient noise level
  • The worker is subject to hazards: Includes a variety of physical conditions, such as proximity to moving mechanical parts, moving vehicles, electrical current, working on scaffolding and high places, exposure to high heat or exposure to chemicals.
  • The worker is subject to atmospheric conditions: One or more of the following conditions that affect the respiratory system of the skin: Fumes, odors, dusts, mists, gases or poor ventilation.
  • The worker frequently is in close quarters, crawl spaces, shafts, man holes, small enclosed rooms, small sewage and water line pipes, and other areas which could cause claustrophobia.
  • The worker is required to function in narrow aisles or passageways.
  • The employee is exposed to various chemicals including paint, turpentine and cleaning chemicals.
  • The employee is required to operate power equipment including snow blower, power landscaping equipment, and various tools.
