What You'll Do/Need

Job Summary
Responsible to assist with the daily operation, maintenance, preventative maintenance and repairs to assigned commercial property(ies) with a focus on tenant satisfaction, common area appearances, optimum equipment efficiency and exterior grounds upkeep. Must have a basic working knowledge of all building mechanical, electrical, HVAC, plumbing, life safety, fire protection and security systems to ensure proper operations. Must have basic experience in some or all of the following: carpentry, plumbing, basic drywall and painting.

This is a full time hourly non-exempt position that generally works forty hours per week. The employee is on-call for emergencies and may be required to come in early, stay late, and work the weekend.


Essential Functions
 Inspect and maintain cleanliness and appearances of all maintenance, utility and storage rooms as assigned.
 Respond quickly to emergency situations.
 Perform all assigned work so as to ensure the safety of the building’s tenants and the continuous operation of the site(s).
 Plunge and clean toilets as necessary.
 Prioritize service calls and follow-up upon completion.
 Order parts and supplies as required, and maintain stock and inventory control.
 Be familiar with and conform to all operating procedures associated with site(s).
 Performs other duties as assigned.
 Repairs, maintains, and replaces a variety of equipment.
 Inspect buildings, grounds and equipment for unsafe or malfunctioning conditions.
 Assist with & conduct periodic general preventative maintenance on the mechanical, electrical, HVAC and plumbing systems. This involves normal lubrication, adjustment, cleaning, replacement of consumable parts and periodic testing of equipment. These systems include, but are not limited to; air handling units (including both rooftop and built-up units), re-circulating air systems, water pumping systems, cooling and plumbing systems, steam systems.
 Be responsive to tenant complaints in the areas of safety, plumbing, mechanical, electrical and environmental needs through both personal contact and work order systems.

Job Qualifications
 Effective communication skills.
 Ability to work under minimal supervision.
 Must have high school diploma or the equivalency of the same.
 Ability to prioritize emergency calls.
 Strong problem solving and organizational skills to gather information from multiple sources for the purpose of developing alternative solutions to repair and maintenance issues.
 Must have and maintain a valid Michigan Driver’s License and an acceptable driving record.
 Minimum 2 years’ experience or comparable equivalent in commercial building maintenance.
 Dedication to personal and professional growth / development through both formal education and on-the-job experience; with an end goal of career advancement.

 Balancing: Maintaining body equilibrium to prevent falling when walking, standing or crouching on narrow, slippery or erratically moving surfaces. Mobility and flexibility and ability to climb ladders.
 Stooping: Bending body downward and forward by bending spine at the waist.
 Kneeling: Bending legs at knee to come to a rest on knee or knees.
 Crouching: Bending the body downward and forward by bending leg and spine.
 Crawling: Moving about on hands and knees or hands and feet.
 Reaching: Extending hand(s) and arm(s) in any direction.
 Standing: Remaining upright on the feet, particularly for sustained periods of time.
 Walking: Moving about on foot to accomplish tasks, and/or to move from one work site to another.
 Pushing: Using upper extremities to press against something with steady force in order to thrust forward, downward or outward.
 Pulling: Using upper extremities to exert force in order to draw, drag, haul or tug objects in a sustained motion.
 Lifting: Raising objects from a lower to a higher position or moving objects horizontally from position to-position.
 Grasping: Applying pressure to an object with the fingers and palm.
 Heavy work: Exerting up to 100 pounds of force occasionally, and/or up to 50 pounds of force frequently, and/or up to 20 pounds of force constantly to move objects.
 Must be able to read and write in English.
 Must be able to engage in manual and mechanical snow removal.
 Vision: Visual acuity adequate to read small print and to drive a motor vehicle is required.
 Hearing: The ability to listen to and understand information and ideas presented in English in person and on the phone is required.
 Speaking: The ability to talk to others in English in person and on the phone and effectively convey information is required.
 This position works inside and outside. The inside is generally heated in the winter and air-conditioned in the summer. The employee may be exposed to outside elements present at the time work is being
performed including, but not limited to, exposure to heat, extreme cold, rain, snowfall, wind and humidity.
 The worker is subject to inside environmental conditions: Protection from weather conditions but not necessarily from temperature changes.
 The worker is subject to outside environmental conditions: No effective protection from weather.
 The worker is subject to noise: There is sufficient noise to cause the worker to shout in order to be heard above the ambient noise level
 The worker is subject to hazards: Includes a variety of physical conditions, such as proximity to moving mechanical parts, moving vehicles, electrical current, working on scaffolding and high places, exposure to high heat or exposure to chemicals.
 The worker is subject to atmospheric conditions: One or more of the following conditions that affect the respiratory system of the skin: Fumes, odors, dusts, mists, gases or poor ventilation.
 The worker frequently is in close quarters, crawl spaces, shafts, man holes, small enclosed rooms, small sewage and water line pipes, and other areas which could cause claustrophobia.
 The worker is required to function in narrow aisles or passageways.
 The employee is exposed to various chemicals including paint, turpentine and cleaning chemicals.
 The employee is required to operate power equipment including snow blower, power landscaping equipment, and various tools.
