What You'll Do/Need

Bedrock’s unprecedented investment in a concentrated geographic footprint requires an in-depth understanding of the current and projected market dynamics in Detroit and Cleveland. Forward-looking market research and data analysis is critical to support Bedrock’s ongoing strategy development, evaluation of new opportunities and to best position Bedrock’s portfolio for long-term success. The Bedrock Market Analyst will collaborate with multiple teams within Bedrock delivering actionable market research and strategy recommendations to support investment, development, leasing, and marketing.  The ideal candidate will be a self-starter who is extremely well-organized, a quick learner, accurate, has strong Excel/database, presentation and writing skills, and is versed in market research, economic analysis and creative problem solving.


Essential Job Function

  • Inform investment strategy and deal making through bespoke analysis and the creation of customized presentations based on macroeconomic, market, demographic and psychographic research as well as statistical modeling
  • Research, monitor and analyze activity and trends in target and comparable markets using a variety of external and internal data sources and subscription services
  • Assess and recommend appropriate and relevant data sources and services canvassing the office, retail, residential and hospitality sectors needed to most accurately evaluate target markets such as; Green Street Advisors, CoStar, Claritas Prime Location, Esri BAO, AXIOMetrics, STI PopStats, REIS, Smith Travel Research, US Census Bureau, EMSI, BOMA, Bureau of Labor Statistics and Environics Analytics
  • Develop and conduct analog analyses to most accurately portray the existing and projected real estate landscape in Detroit and Cleveland
  • Collect and organize Bedrock’s proprietary data and trend research, and administer systems for processing, reporting and analysis of this research
  • Analyze macroeconomic and urban trends in retail, food service, and tourism as well as e-commerce sales using the U.S. Census monthly and annual retail trade data, Moody's, and other identified data sources
  • Create reports, dashboards and benchmarking tools to evaluate Bedrock real estate portfolio performance in the context of public market and economic indicator signals relative to peer cities
  • Inform leasing strategy through recurring and ad hoc analyses such as;
    • Constantly research emerging companies, concepts and brands, identifying trends across all categories including retail, office, technology and pass qualified leads to the Leasing team
    • Analyze retail industry trends, conduct SWOT analyses for key retailers
    • Conduct tenant coverage ratio analysis to understand the existing retail square footage in a particular market and the available potential tenant pool
    • Analyze distressed tenants, including a comprehensive study and SWOT analyses, provide outlooks to support key strategic decision making
    • Conduct tenant pool analysis to understand the evolving merchandising mix over time, our exposure to challenged/growing merchandise categories, and provide suggestions for leasing strategy


Minimum Qualifications:

  • Bachelor’s Degree, preferably in a marketing, statistics, business, or math related field
  • Minimum 3 years of experience in a market analysis role
  • Prior experience at a real estate services, investment or development company strongly preferred
  • Ability to cope with shifts in priorities, challenging situations and deadlines
  • Certification through Marketing Research Associate strongly preferred
